Beginning your property search in Scottsdale and Greater Phoenix can feel like a completely overwhelming and daunting task.
With the Live Better in Arizona team, we want you and other potential buyers to understand the steps we take to make the process as easy and painless as possible. By the end, with our support and guidance, you will live happily in your dream home in the desert.
We broke it down into these 8 simple steps for you:
Let’s get to know each other! We’ll sit down, talk through the process of buying a home or condo with The Live Better in Arizona team with Realty ONE Group, and dive into your wishlist in order to find the perfect fit. We can learn more about your lifestyle and suggest communities or areas we think might be great for you. If you're not in town we can even set up a simple FaceTime video call.
Be prepared to dig into paperwork during this part of the process such as pay stubs, W-2’s, and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a property. This is a vital step in the buying process! And, if you are planning to pay cash, you will simply need to provide proof of funds at the time of the offer.
We get to know you and your real estate goals — Need to move for a job? Want a shorter commute? Looking for a vacation home or investment property? Need to upgrade or downsize? At this stage in the process, we’ll send you notifications about the listings that you’re most likely to be excited about. Be sure to let us know if one (or more) jumps out at you so that we can skip to the next step and schedule a viewing and be there for you every step of the way.
Here’s where the buying process gets really fun. We’ll go to local open houses and schedule viewings of the properties that you’ve selected from our listing alerts. We’ll talk about how the budget will work and make sure that we find you the perfect fit home-wise and community-wise.
When you’re ready to make an offer, your agent will present a written offer to the seller. And while everyone loves getting their offer accepted right away, the seller could also come back to us with a counteroffer or reject your initial offer altogether. We’re happy to walk you through each of these possibilities and exactly how to handle them. Once the offer is accepted, it’s time to get your financing in order and move forward to the next step!
Now that your offer has been accepted by the sellers, you now enter the appraisal and the inspection period. The lender's appraisal, which is a required step in the loan process, guarantees that the price of the property matches the condition of the property. (If you are a cash buyer, you have the option to conduct an appraisal on your own.) The home inspection and other inspections (pool, termite, etc.) make sure that everything in and around the home is functioning properly and that there are no major issues. These are the last steps before the shiny keys to your new place are placed in your hands... for good!
Get excited because it’s time to close on your home! This process includes going through all of the final loan and title paperwork and signing your name (a lot!). Don't forget to bring all of the paperwork you’ve collected along the way and your down payment. Did you know you do not even have to be in Arizona to close on your new home? If you are not in town for the close of escrow, your title and escrow company can arrange to have you sign with a notary.
